Property Voids & Tenant Changeovers
Your property is both an investment and a source of income, so maximising availability and minimising loss of rent is vital. Wessex understand the need to turn around void properties as quickly as possible, while still taking advantage of the opportunity to make any necessary improvements without inconveniencing sitting tenants.
Project changeover
Our dedicated Voids Manager will take care of all changeover tasks through our team of skilled tradespeople, coordinating the work to minimise the disruption to your rental income and completing all activities as quickly as possible, and to the highest quality.
With prior understanding of your property Wessex will be well-placed to plan and execute the work required in the void period, but we will always complete an up-to-date property survey to ensure you know exactly what work is involved. Our Voids Manager will run the project centrally to eliminate the risks of works running over time and any inconvenience or loss of income from postponing occupancy dates.
Complete packages
The Wessex Property Care team have a wide range of skill sets and are able to offer a complete package for changeover projects. We also have the advantage of running an even more comprehensive suite of services across the group, allowing you to take complete advantage of any void periods.
Our basic package of clearance, cleaning, decorating, repairs and gas and/or electrical testing is an efficient way to keep your property running efficiently year-on-year. We can also assess the property for any more significant improvements that need to be made, or advise on changes in legislation that may require adjustments for fire or electrical safety, or accessibility requirements.

This leading third party accreditation scheme recognises high standards in health and safety management, where businesses undergo a vetting process examining health and safety procedures and their track record for safe practice.
Constructionline
Wessex are pleased to have been members of Constructionline since 1998. This organisation pre-qualifies all suppliers to government standards, and maintain relationships with a range of industry, ePurchasing and Government partners to ensure that they remain relevant to procurement professionals within the construction industry.
Electrical Contractors Association (ECA)
Wessex have been ECA members since 1973. The Electrical Contractors Association includes electrical installers, manufacturers, distributors and end users. It is dedicated to best practice and efficient, effective and safe working procedures to ensure its members deliver the very best service across a broad spectrum of commissions.
National Inspection Council for Electrical Installation Contracting (NICEIC)
The NICEIC is the electrical contracting industry’s independent voluntary body for electrical installation matters throughout the UK. Wessex have been a member since 1973. NICEIC has been assessing the technical competence of contractors for over 50 years.
